BUILDING PERFORMANCE
The Energy Audit for Condominiums in France
An energy audit compares renovation scenarios for an apartment building, using technical surveys and energy modelling to support collective investment decisions.
It identifies heat losses, assesses building systems and estimates the costs and expected gains of possible works. The current collective DPE obligation is distinct from an audit: a condominium's size or F/G rating does not, by itself, make this audit mandatory.
What does a condominium energy audit provide?
A condominium energy audit is a technical study of a building's energy balance, heat losses and equipment. Its agreed methodology must suit the building and any funding requirements; it must not be confused with the separate regulated sale audit for certain individual houses or single-owner buildings.
Unlike a basic Energy Performance Diagnosis (DPE), the audit delivers a detailed roadmap for improvement. It includes several quantified and costed scenarios for renovation works, allowing stakeholders to make informed, long-term investment decisions aligned with regulatory requirements.
Methodology and Key Stages
Our process is structured to ensure a thorough and compliant analysis of the property. It begins with an exhaustive data collection phase, where we gather architectural plans, historical energy bills, and maintenance records.
This is followed by a detailed on-site inspection of the building's envelope (walls, windows, roofing) and technical systems. Using this data, our experts perform thermal modelling and analysis to build a precise performance profile, which forms the basis for developing strategic renovation scenarios.
- Initial data collection and document review.
- Comprehensive on-site technical inspection.
- Thermal modelling and performance analysis.
- Development of costed, multi-year renovation scenarios.
Regulatory and Financial Implications
Check three separate questions: whether the collective DPE is required, whether a PPPT must be prepared, and what energy study a chosen funding programme requires. These obligations do not create a general current audit duty for every condominium with fifty or more lots and collective heating.
For MaPrimeRénov' Copropriété, an energy assessment or audit documents performance before and after the planned works. Its methodology, costs and any funding of preparatory studies must be checked with the AMO and the competent authority before commissioning.
From Technical Data to Strategic Decisions
An energy audit provides the board, co-owners and syndic with a technical basis for comparing works, priorities and budget options. It supports investment decisions without guaranteeing an energy bill reduction or a property value increase.
The audit facilitates consensus-building by clearly demonstrating the potential return on investment from different renovation packages. It enables the creation of a multi-year works plan (Plan Pluriannuel de Travaux - PPT), ensuring the building's long-term sustainability, legal compliance, and enhanced property value.
